The anode rod nobody checks

Coordinated work carries a 25% management markup on subcontractor labor and materials. It is on the quote, in writing, before anyone starts.

What we will turn down.

A tradesman who says yes to everything is telling you something. Here is where we stop, so you never pay us to learn on your house.

Roofs and gutters. No roof access, no gutter cleaning — not insured for it.
Panel work and permitted upgrades. That belongs to a master electrician.
Appliance and swamp cooler repair. We inspect them. We do not service them.
Jobs under $200. The drive costs more than the work. Save them up and we will knock them out together.

Twenty years in the trades — handyman work, electrical, plumbing, painting, property repairs — most of it in Denver houses built between 1955 and last year. Edmond does the work. Greta runs the schedule and the paperwork. When you call, you get one of us.

We started this because homeowners kept telling us the same story: nobody called back, nobody explained anything, and the invoice did not match the estimate. So we built the opposite of that. We answer, we explain, we quote it flat, and we do it right the first time.
